Walkthrough
Inside and out. Doors, windows, plumbing fixtures, HVAC, roofline, gutters, yard, mail and packages. Anything that looks off. Same steward every visit, so we know what normal looks like at your place.
Photo report
Dated photos and plain notes after every visit, sent by email. Forward it to siblings or co-owners. Nobody has to make a phone call or drive across the state to know how the house is doing.
Vendors
Need a plumber, a roofer or a landscaper? We get quotes, pick a good local outfit, let them in, and check the work when it's done. You don't have to manage contractors from another time zone.

- Doors, locks and windows secure, no signs of entry
- Roof, gutters and downspouts, from the ground
- Siding, foundation and crawlspace vents
- Yard, trees and fences, storm or wind damage
- Pests, nests or animal activity
Inside
- Every room walked, ceilings and walls checked for stains
- Under every sink, around toilets, tubs and the dishwasher
- Anything that smells off: musty, gas, smoke
Systems
- Thermostat setting and furnace or heat pump running
- Water heater base dry, no drips or rust
- Faucets run and toilets flushed to keep traps full
- Smoke and CO alarm status lights
- Electrical panel for tripped breakers
Before leaving
- Mail and packages collected
- Lights and timers set the way you like them
- Winter: faucet covers on, heat high enough to protect pipes
- Every door locked, and checked twice

- Heat, pipes, faucets and crawlspace checked for freezing or leaks, with a photo report the same day.
- Away-From-Home Check
- $65, or 3 for $175
- For holiday trips, hospital stays or any stretch away. Doors, windows, heat, water and mail, with a photo report after each visit.
- Vacant Listing Check
- $65 per visit
- For realtors and sellers with an empty home on the market. Doors, lights and temperature checked, and a quick tidy before showings.
Extras
- Setup visit
- $95 once
- First full walkthrough of a new property. We learn the house, take baseline photos, write up a home profile and take the keys.
- Vendor coordination
- 15%, $50 minimum
- On top of the vendor's invoice. Covers quotes, scheduling, letting them in and checking the work. Waived on Full Care for jobs under $1,000.
- Hourly
- $65 / hour
- One-hour minimum. Extra visits, extra mail or package pickups, letting people in, and sale-prep coordination.
- Second property
- 10% off
- The monthly plan on your second property in the Rogue Valley.
Every plan is per property. Change plans, pause or cancel anytime. A storm check is an exterior check within 48 hours of a National Weather Service warning for Jackson or Josephine County.
